Keep your fingers crossed

I have exciting news. We have been kind of house hunting in the BRF area for the last week or so and we looked at a couple houses. One was not good at all and the other one needs some work, but has huge potential. It's a foreclosure 3 bedroom, 1 bath, but its on a 2 acre lot in BRF. Living in town wasn't my first choice, but it's such a good deal that I don't think we can pass it up. Right now they are asking $82,900 our Realtor thinks we could offer $75,000 and get it. It would need new flooring and paint before we could even move in, but my Dad and Craig could do the flooring and I love painting. So we are turning in our application to the bank tomorrow. The only other obstacle is praying that someone would want to rent our house in Tomah so we could get out of our lease. So please say an extra prayer that this works out for us. Our mortgage payment with taxes and insurance would be half of what we pay now for rent. It's appraised at $110,000 so we'd have instant equity.
My Dad is a great carpenter so he'd be able to help us with many of the updates. It was built in 1974 and some of the stuff has never been updated. YIKES!!! You have no idea how excited I am. I've never been able to paint walls at any of our rentals, I will have NO white walls in my house. I will keep you all updated when I know more.
